That is the question people ask when someone says that Tobi might not be Madara, the question is "how come he knows all the history then".
For one thing, it is common knowledge about the history of the leaf village or it is something that could be found and read in the archives or in the Uchiha tablet.
The only thing Sasuke didn't read in the tablet about mangekyou was that you need to transplant your brother's eyes to achieve EMS. That was the info that seems exclusive to Tobi and he shared it with Itachi.
But that is confusing to me since it should be historically known that Madara's brother was blinded before he died and the clan should have recorded it and posses such knowledge. Itachi said that for years Uchiha brothers tried to steal each others eyes like it was some practice so if that is true then that knowledge was present inside the clan. So as you can see, Tobi might be a guy that did his research, since he can teleport around the world and have access to various places wheter guarded or not, he can obtain the knowledge relatively fast plus Zetsu informs him about present events or maybe past as well.
The Rikudo sanin legends and the Juubi, well that info can not be verified now, can it? So he can make stuff up if he wants to in such cases and places.
